Dear Franklin:
 
        I enclose herewith a copy of the map made by George 
M. Briggs, Engineer, of the east end of Wright's farm
showing a total area of 13.07 acres. If the east line of Sunset
Avenue were extended on the same course to the north line
of the Dumphy farm, it would run into marsh and water at a
short distance south of the south line of Wright Avenue as
shown on the map. Therefore, I had the engineer run the
line westerly along the south line of Wright Avenue 74.2
feet and then run south 12o 30' west to a point in the
north line of the Dumphy farm to avoid the swamp and water.
 
       Wright asks $150. an acre and the 13.07 acres at that
rate will cost $1,960.50.
 
       If this is satisfactory, I would suggest that the
strip colored red as shown on the map be released from ell
mortgages and reserved as a public highway extending from the north
line of the Dumphy farm to the south line of Van Wagner road or 
Pell' s lane.
 
      Miss Cook sent me the name of Mrs. George Backer; Jr.,
944-5th Avenue, New York City as the name and place of
residence of the grantee to be inserted in the deed from
you for that part of the Dumphy farm lying east of Violet
Avenue. I have  asked her to send me Mrs. Backer's first
name.
