April 17, 1940 Dear Henry:- I was so jammed with all kinds of loose ends while at Hyde Park a week ago that I did not have a chance to talk with you. I think there is no hurry about the balance of the Lent lot becasue I am in no hurry to put a road though it this Summer. The deeds being, I take it, recorded will probably result in having the lot taxed this year to next year, and I am wondering if it is possible to have half the lot taxed to me and the other half to the other owners. Probably they will get awfully tired of being taxed in a very short time. I asked Hall Roosevelt to show you the memorandum of lease which I wrote out for him and I take it you think it is all right. He will, I think, charge $25.00 or $30.00 a month for each house and this should bring him into the clear on the total investment, with amortization, in ten years. I am inclined to think the average cost, when the work is finished, will be about $1,500 per house. I will be home I hope the first Sunday in May and will see you then. As ever, Franklin Roosevelt |
