THIS INDENTURE, made the 27th day of May in the year One Thousand Nine Hundred and Ten, BETWEEN J. ROOSEVELT ROOSEVELT and WARREN DELANO, Jr. as surviving Executors of the Last Will and Testament of James Roosevelt, Deceased, parties of the first part, AND FRANKLIN D. ROOSEVELT, of Hyde Park, Dutchess County, New York, party of the second part: WITNESSETH, that the said parties of the first part, by virtue of the power and authority to them given in and by the said last Will and Testament, and in consideration of ONE DOLLAR and other good and valuable considerations, lawful money of the United States paid by the said party of the second part, do hereby grant and release unto the said party of the second part, his heirs and assigns forever: ALL that certain piece of land situate in the TOWN OF LA GRANGE, County of Dutchess and State of New York, bounded and described as follows: BEGINNING at a point and stake thirty-six feet west of an elm tree at the highway leading from said Reardon's House to Verbank or Moore's Station; running thence northerly on a straight line to the northwest bar post on the west side of a cleared lot on said premises; thence northerly on the east side of the brook to the cross fence to the south of the dam; thence northerly on the west side of the brook and dam to the northwest corner of the lot intended to be conveyed; thence easterly along the lot line to the lands of George W. Sherow's estate; thence along the west bounds of said Sherow's land to the northwest corner of W. H. Hall's land; thence in company with said Hall's west bounds to three feet west of the said elm tree; thence west along the aforesaid highway thirty-three feet to the place of beginning CONTAINING ten and a quarter acres, be the same more or less.
