Hackett in regard to Dutchess Hill property, which was the last of the two places we looked at and which we both liked. In a previous letter, Hackett told me there were only about 30 acres in the place, which makes the acreage price very high, but the house is pretty substantial and comfortable, even though not an architectural gem. Hackett and I both feel that the land north of the house and a little farther out gives a much better view. It belongs in part to Mrs. Powell and in part to Richard Rohan. This land with the better view could probably be bought for $100.00 an acre, including a right of way to it from the road. In other words, if you bought say 30 acres for #3000. you would still have $12,000. to put up your own cottage and build a road in. Think it over. Perhaps Mrs. Campbell would sell for $12,000.
