residential and hotel development to be passed upon by a
architectural committee of leading Dutchess County
residents.
(5) In arriving at the figure of $100,000, the parties
placed a valuation of $90,000 on the approximately 300
acres and farm buildings east of the Albany Post Road, and
$10,000 on the Rogers (52 acres) and Wheeler (67 acres)
parcels to the rear of the Historic Site on the west side
of the Post Road. They would insist on a right-of-way of at
least fifty feet to the Post Road. They place a valuation
of $6,500 on the Rogers lot and $3,500 on the Wheeler
tract, with a fifty foot right-of-way.
(6) If restrictions on use requested by Secretary of the
Interior Krug were placed on the property they would not be
interested in purchasing it. Mr. Mylod stated that, in his
opinion, the land would not be worth more than $10,000 with
the Department of the Interior restrictions.
IV. Letter of Secretary Krug to Mr. O'Connor dated March 8,
1947.
This letter requesting the Executors to place restrictions
on the use of the land adjacent to the Historic Site at
Hyde Park has previously been submitted to the Executors.
In Mr. O'Connor's reply to the letter, Mr. Krug was
requested to state specifically what restrictions he felt
should be placed on the property. No reply has been
recieved as yet. However, it appears from the map submitted
by Mr. Krug and from discussions Mr. Koons has had with
George Palmer, Superintendent of the Historic Site, the
Department of Parks would like to have all of the property
to the rear of the Historic Site on the west side of the
Albany Post Road, and all the property along the east side
of the Albany Post Road, and all the property along the
east of the Albany Post Road to a depth of 800 feet,
maintained in its present condition, and that no buildings
be placed thereon without the approval of the Department of
Parks. Mr. Krug has been advised that in the event a
satisfactory sale of the property cannot be made with the
