which Deed shall conform to the requirements of Chapter 52,
Laws of 1909 of the State of New York, relating to Deeds,
as far as the same is applicable thereto, which Deed shall
be delivered on the  1st day of June 1938, at 11 o'clock
A.M., at the office of Henry T. Hackett, 226 Union St.,
Poughkeepsie, N. Y.
 
    The risk of loss or damage by fire prior to the completion
of this contract is hereby assumed by the parties of the
first part. The rents of the said premises (if any) shall
be adjusted, apportioned and allowed up to the day of
taking title.
 
    And it is Understood that the stipulations aforesaid are to
apply to and bind the heirs, executors, administrators and
assigns of the respective parties.
 
    In Whitness Whereof the parties to these presents have
hereunto set their hands and seals the day and year first
above written.
