southeasterly corner; thence north 11 degrees 9-3/10 minutes
east 899-6/10 feet along Wright's easterly line to the
place of beginning. Containing 13-7/100 acres, be the same
more or less.
 
    The directions of the bounding lines as given in the
foregoing description are as the needle pointed in June
1932.
 
   The parties of the first part, as a part of the aforesaid
consideration, do hereby covenant and agree for themselves,
their heirs, their personal representatives and assigns
that the following described parcel of land be hereby
forever reserved and shall be used as a public highway or
road allowing the present owners and all subsequent owners
of all land bordering on said road full and free ingress
and egress to and from all parts of said land bordering on
said road for all kinds of vehicles, domestic animals and
foot passengers at all times. And the parties of the first
part further covenant and agree that the foregoing covenant
relating to said road shall be and shall in all respects be
deemed to be a covenant running with the land.
 
   Said parcel of land hereby reserved for a public highway or
road is bounded and described as follows:
 
    ALL that certain parcel of land in the toys of Hyde Park,
Dutchess County, N.Y. bounded and described as follows:
 
    BEGINNING in the southerly side of Pells Lane at the
northwesterly corner of lands of Devans; thence along the
westerly line of lands of Devans and the easterly line of
Sunset Ave. south 9 degrees 27 minuses west 325-1/l0 feet
to the southerly line of Wright Avenue; thence along the
southerly side of Wright Avenue north 79 degrees 22 minutes
nest 74-2/10 feet; thence along the easterly side of a
proposed road south l2 degrees 30 minutes west 587 feet to
the northerly line of lands of Newbold; thence along
Newbold's land north 76 degrees 12 1/2 minutes west 50
feet; thence along the westerly side of said proposed road
north 12 degrees 30 minutes east about 634-3/10 feet to the
northerly side of Wright Avenue; thence along the northerly
side of Wright Avenue south 79 degrees 22 minutes east
about 71-6/10 feet to the westerly side of Sunset Avenue;
thence along the westerly side of Sunset Avenue north 9
degrees 27 minutes east about 279-3/10 feet to the
southerly side of Polls Lane; thence south 74 degrees 32
minutes east about 50 feet to the place of beginning.
