                 DUTCHESS HILL COTTAGE                      
         
 
     Approximately 74 acres of land which is mostly wooded, 
a very small area cleared around the residence. The property
is situated west of Cream Street and approached over a
private road, which must be privately maintained. While it
is secluded it is in a remote location difficult to travel
to and from.
 
     The residence is constructed of field stone with copper
leaders and gutters, H.W. Johns-Manville asphalt roof. It
is constructed in three sections. At the south and north is
a full story and one half and one half and in the center it
has a one story floor plan. It has a large flagstone terrace
porch in the front from which their are extensive views. It 
has a deep artesian well and an electric pump and two 125 
gallon water storage tanks. As you enter from the north wing,

enamel sink, hot and cold running water, linoleum covering the

white enamel skin and hot and cold water.
 
     From the front door you enter a foyer with a large
clothes closet oak flooring into a large living room 24 x 
42 with 14'ceilings, a stone open wood burning fireplace, oak
floors with many windows to the west and opening on the
flagstone porch. There is a bath, built-in tub and tub
shower and linoleum on the floor. There is a hall and
bedrooms with a clothes closet. There is a large bedroom
and closets.  
 
     A stairway with chestnut trim to the second floor, a 
bedroom with chestnut walls and panel ceiling, hard pine 
floors,complete bath, old style bath tub on legs and
connected to a small bedroom which is finished in chestnut panel
celetex board ceilings. This is in the south wing of the house.
 
     The north wing or servants quarters with a stairway
from the kitchen has two bedrooms with toilet and wash basin 
on the second floor, hard pine flooring, celetex ceiling and 
side walls. The interior woodwork is painted white and cream. 
There is a small cellar with an outside entrance and
installed therein is a Holland air-conditioned oil burner
furnace with a radiator to each room. There is also a gas
hot water heater for domestic hot water. It is poorly laid
out and the stairs to the second floor are very steep and
narrow. 
 
     There is a one car garage with work shop. It is a frame
building with a flat roof covered with asphalt paper with a
cement floor. It is in poor condition.
 
     I feel a fair market value of this property as of April
